Here’s a simple guide to help you verify any property before you pay a single kobo:
1. Confirm the True Owner
Ask for the seller’s valid ID and proof of ownership. If it’s family land, ensure all family heads sign.
2. Check the Land Title Documents
Documents like C of O, Governor’s Consent, Gazette, or Excision show government approval.
If none exist — don’t buy.
3. Conduct a Search at the Land Registry
Visit your state’s land registry to confirm if the property is genuine and not under government acquisition.
4. Verify the Survey Plan
Check that the survey has valid beacon numbers and matches the land physically.
Your surveyor can verify it at the Surveyor-General’s Office.
5. Inspect Physically
Never buy land you haven’t seen. Confirm location, boundaries, and if there’s any encroachment or dispute.
